Maintenance Policy for the duration of the COVID-19 emergency

Remember, we will get through this together!

For the duration of the COVID-19 emergency, our maintenance policy for units where the tenant is *not* responsible for maintenance is as follows:

Tenants should continue to report all repair requests - text or call (248) 653-1508.  If any occupants have an active COVID-19 case, or are in quarantine for possible exposure to COVID-19, we may not be able to do any repairs until the case has resolved or the quarantine is completed.  Non-emergency items will be addressed as long as allowed in the area where your home is locatedIf we return to general lock-down, we expect to be able to do (emergency) repairs and would encourage tenants to text or call in all items; non-emergency items will be addressed once allowed and in the order received.

Maintenance workers (including contractors) will wear face covering while inside tenant apartments and common spaces unless not wearing masks is allowed by local authorities and occupants and workers all choose to not wear masks.  We encourage Tenants and occupants wear face covering while anyone not part of the household is inside the home.

Tenants and occupants will maintain a minimum distance of 6 feet to any maintenance workers.  Maintenance may leave if this distance is not maintained.


Necessary (emergency) repairs include:

Fire - Call 911 First; if unit remains habitable repairs will be made as soon as the Fire Dept and/or Code give permission

Electrical or gas failure of any nature

Any water leak or sewage backup including overflowing toilet.  Slow dripping faucet is not considered an emergency.

No hot or cold water

No heat

Refrigerator or Range/Oven not working properly - where the appliance is property of landlord.  Tenant appliances are the responsibility of the tenant and will not be repaired by landlord.

Toilet stopped up - if apartment has just one. If your toilet starts to run slow, please let us know as soon as possible so we can avoid larger problems.

Unsecured or malfunctioning exterior door or door hardware or unsecured first floor window or first floor window hardware

Any threatening situation that may result in the loss of life or real property: Fire, Flood, Severe weather.

Protecting a crime scene (at direction of the Police).

Note Smoke detector batteries are tenant's responsibility - if you didn't change batteries when we changed clocks in March, we suggest you change them now. We want you to stay safe!
